Deadline for inspecting air conditioning systems - Sept 2010
Many buildings have air conditioning systems requiring management and regular maintenance to ensure they continue to work efficiently. Some types may also require controls to prevent he growth and spread of legionella bacteria.
Following a European Directive, regulations were introduced in the UK in 2007 requiring air conditioning systems with an effective rated output over 12kW to be inspected by an accredited energy assessor at intervals not exceeding five years.
For larger systems with an output over 250kW the first inspection should have taken place no later than 4th January 2009.
The deadline for systems between 12kW and 250kW is 12th January 2011. This will include the type of systems that may be used in a larger office building.
For the purposes of the legislation a “system” means all the air conditioning units in a building under the control of a single body (individual or business), whether or not these aredirectly linked to each other.
A number of businesses are now offering air conditioning inspection services, including some of the companies who already carry out statutory inspections of other equipment. Please speak to your normal insurance contact if you would like further information.
